Terms and Conditions for the Gascoigne-Pees Discount Full Property Management Service Offer
The Promotion is offered by Countrywide Estate Agents trading as Gascoigne-Pees whose registered office address is at Cumbria House, 16-20 Hockliffe Street, Leighton Buzzard, Bedfordshire, LU7 1GN. (the “Promoter”).
The Promotion will be available for a limited time only from 09:00 hrs on 8th January 2025 and shall automatically terminate at 23:59 hrs on 31st March 2025 (the “Promotion Period”).
The Promotion is open to eligible customers only. An eligible customer is one who is 18 years or over, who owns a property which is not currently managed by the Promoter, and who has an interest in letting such a property to potential tenants (a “Customer”). This excludes employees of the Promoter and their associates and any other persons who are connected in any way to this Promotion. Proof of age and identity may be required.
Customers participating in the Promotion shall receive a 30% discount on the fee for standard full management services (the “Full Management Service”) from the Promoter for the duration of the provision of the property management service to the landlord for the initial property let only (the “Offer”)(the “Initial Property”). The Offer shall apply from the start date of the tenancy at the Initial Property. For the Full Management Service, our standard fee is 13% plus VAT of rent collected. With the discount, the fee would be 9.1% plus VAT. The fee on a monthly rental value of £1,000 would therefore be £91 plus VAT per month.
To participate in the Promotion, Customers must enter into the Promoter’s Terms of Business for a Lettings Agreement in respect of the Initial Property on a Full Management Service basis (the “Agreement”) with the Promoter during the Promotion Period. The terms of the Agreement shall apply at all times.
The Promotion is subject to the following conditions:
a. The Initial Property being available for occupation by a tenant(s) within 6 weeks of the date the Customer enters into the Agreement with the Promoter; and
b. The Customer entering into an Agreement in respect of the Initial Property for a minimum duration of at least 12 months; and
c. The Full Property Management Service is subject to a £600 (£720 Inc. VAT) minimum fee per tenancy, per year.
Exclusions apply to the Offer. The management of the Initial Property is subject to the terms of the Agreement including but not limited to the payment of the Promoter’s fees for the Full Management Service and other additional applicable fees as set out in the Agreement such as Landlord Regulation Checks, Energy Performance Certificate (EPC), Gas Safety Certificate, Exclusive Tax Free Service or any other services offered by other Countrywide Group companies, which will all remain payable in full and in accordance with their respective signed terms/agreements. The Offer is not applicable to any of the additional required fees.
The Offer is not transferable and not exchangeable for cash (whether in part or whole) or any other offer. The cash value of the Offer is 0.00001p.
The Promoter reserves the right to suspend the Full Management Services in whole or in part if the Customer breaches any provision of Agreement including but not limited to outstanding payments or a breach of any of their statutory obligations. The Promoter is not obliged to perform the Full Management Service until full payment of any outstanding amount has been made or any breach has been rectified.
By taking part in this Promotion, you accept these Terms and Conditions. The Promoter reserves the right to refuse to award the Offer to anyone in breach of these Terms and Conditions.

The Promoter reserves the right to refuse any instruction and its decision on the Promotion shall be final and binding and no correspondence will be entered into. The Promoter reserves the right to amend or withdraw the Promotion at any time without notice.

These Terms and Conditions shall be governed by English law and the English courts shall have exclusive jurisdiction.
